CLEAN ROOMS
The breakfast is very poor! even the fruit drink was not drinking at all the tables you saw that this was not drunk. The staff is polite correctly what is different kind. Certainly not helpful.

Very clean and well maintained; rich continental breakfast, four-person rooms spacious, conveniently located for public transport
Toilet seat not properly secured, and almost no storage space in the bathroom and that in a four-person room! Breakfast room for standard breakfast too small, that long wait until you get a place, and it stinks of the dishwasher of the adjacent utility room! Arriving by car problems because of missing or difficult-to-reach and more expensive parking

Hotel, for itself, is fine. It's located in Mestre (not Venice) but Venice is easily reachable by bus, so if you don't want to see Venice channels from your window, spend much more money and can spend some time for traveling by bus - it's good choice
It would be better to give more detailed map and direction (especially by public transport) - how to get there
