Things were so bad that I prepared a handwritten list of eleven major problems. This list was given to the staff who promised to pass it to the appropriate person(s).

The staff were pleasant and clearly most embarrassed at the deficiencies.

I gave a list of 11 important issues to the staff for action.

the jacuzzi, comfy bed.

Not a good variety of food available.

Stayed in the executive suite, which is sited in a building next door but one to hotel and is un-manned. Disgusted in the service, felt it was hugely over priced, didn't stay to eat breakfast as so annoyed that description of room and hotel was very misleading.

Decor was to a high standard

Service, stayed in a building next to hotel which was un-manned so felt like we were staying in a bedsit.

My girlfriend and I were most impressed with our short stay at No10 and only wished we had the time to stay another night. The next time we're up in Edinburgh we intend to stay with you again and look forward to staying in a diferent room which i'm sure will be just as lovely as previous. Staff were always very polite, friendly and helpful.

We liked how luxurious and exclusive the whole place felt and was a welcome change to the usual 4/5 star hotel chains. The general decor of the hotel was magnificant too and felt very classy.

Not really a complaint but just in case other persons had not brought this to your attention which is sometimes the case. A fair proportion of the room's ceiling, wall, bath LED's lighting was not functioning. Thats all.

A pleasant & comfortable stay, clean room with good facilities. Good breakfast with competent service.

The only drawback is that the hotel is in two separate buildings which meant a short trip outside for breakfast - this may not be pleasant in bad weather.

A very enjoyable stay and the staff were superb. Helpful while we were there and after we left, they recovered a lost watch and dealt with a parcel that had arrived late, arranging for it to be forwarded on to my home.

Staff excellent. Rooms very clean and generally the facilities were very good (e.g. huge 42" TV, free wifi, well appointed bedroom and bathroom) Quality of the food was very good. The hotel is also very centrally located.

For a five star hotel there were a few minor quibbles. The room (a standard double) was relatively small. There was no mini-bar in the bedroom, the choice at the breakfast was limited for a hotel of this rating and there is no lift. On the latter point, we had not been informed of this fact (perhaps something to note in the hotel description) but I was aware of it from other reviews. However, overall the experience was a very enjoyable one and these are only very minor negative points .

The bed was too soft and my wife suffered from back pain after sleeping in it

More of a 4 star than a 5 star. Reception shabby which creates a bad first impression. That said, room was pleasant and breakfast good.

Excellent jacuzzi in suite.

Reception area poor. Despite staying in a suite we only had one large easy chair and one desk chair.

Great room with big plasma tv and jacuzzi in seperate room!

no parking available; charge of 4 GBP from 4 pm to 8 am.
